Gates Hudson Community Management Company, Inc. is the property management company that deals with the day-to-day operation of the community. They collect the quarterly homeowners association dues, make periodic inspection of individual properties and the common areas, advise homeowners who may be in violation of the bylaws, and take other administrative actions that may be required.

Our Board of Directors are elected by the homeowners to represent their interests and to administer the association property to ensure compliance with the association bylaws. The Board acts without compensation and considers issues related to the association. They inform the members of critical issues and proposed actions of other governmental agencies affecting the association.
BOARD OF DIRECTORS
A five-member Board of Directors administers the affairs of the Green Trails Homeowners Association on behalf of all the owners and residents of ManorGate. Elections for the Board are conducted at the annual Homeowners Meeting. Each director is elected to a three-year term; the terms are staggered so that no more than two director positions are up for election each year. Vacancies on the Board (e.g., caused by resignation) are filled through an appointment by the remaining members of the Board. The appointed Board member then serves the remainder of the replaced director's term. The Board consists of the following positions:

DUTIES OF THE BOARD
The main duties of the Board include:
The Board, working with a committee of community members, develops an annual budget and sets assessment rates. The budget provides for the operating expenses of the community (including trash pickup, swimming pool/recreation center operation, and management services) as well as for the necessary reserves to replace Association-owned infrastructure and amenities. the Board, through the management agent, approves and pays bills and enters into contracts for the maintenance/upgrade of community property and assets. The Board establishes the operating hours and conditions for the various Association amenities in ManorGate and ensures that all members in good standing have equal access to these amenities. The Board provides reasonable enforcement of the covenants, conditions, restrictions, and guidelines of the Association to protect the rights of all Association members and to preserve property values.
BOARD MEETINGS
Board meetings are always open to all members of the Association as well as community residents. Community input is solicited on major issues prior to Board decisions. Community queries are addressed at each Board meeting and are always welcome through direct contact with any Board member or through the management agent.
